How are you planning or positioning around the MTSA changes? I am curious to hear what kind of opportunities do you think would that open up for developers in the city focusing on low-rise missing middle.
I'm not doing much to position for low-rise missing middle, as that opportunity will very much depend on the specifics of any Provincial changes. I'm hoping we know more by the end of this coming week.
"Aside from the standard and much-repeated benefits of having children, they also deliver more future orientation. Your life stops becoming just about your life and starts becoming about that of your kids and their kids. "

Another point I think could be appealing to your think tank (maybe this is just mine 😅): promoting health in all aspects (food, fitness, screen). 1/4 Canadians is obese, this has a massive impact on their quality of life. Preventative health isn't taken seriously.
Also, using health as a frame could be useful for healthy government (bureaucracy), health economy.

The best so fair is just candidates posting workout videos, like RFK and Francis Suarez.
